Ryans Crossing Subdivision

S&EC evaluated the original approximately 114-acre property along Manns Chapel Road in Northern Chatham County for on-site, individual, subsurface septic system suitability.  The site civil engineer used S&EC’s soils suitability map and report to develop a concept subdivision plan with 50 lots where each individual lot has its own on-site initial and repair septic areas.  This subdivision is a conservation subdivision due to a large portion of the original property being dedicated to open space which allowed for some flexibility with county zoning and building setback requirements.  As part of Chatham County Subdivision recordation process, S&EC checked each proposed lot for on-site septic suitability prior to subdivision recordation.  The subdivision consists of primarily 4-bedroom houses.  In this subdivision the bulk of the initial septic systems utilized Infiltrator Quick4 Plus Standard Chambers or T&J panel prefabricated permeable block panel (PPBPS) drain lines.  There are a couple lot/houses with subsurface drip initial septic systems due to shallow depths to unsuitable soil characteristics.  S&EC worked with the local health department to evaluate the soil/site conditions on each lot, determine the type of septic drain lines to be utilized, and to assist with the septic improvement permitting (IP) phase of work.  The first phase of the subdivision was recorded in 2020, second phase recorded in 2022, and the third phase recorded in 2024.

S&EC also did surface water & riparian buffer delineations, a Phase 1 Environmental Assessment, Chatham County Environment Impact Assessment (EIA), Natural Heritage Program (NHP) review, State Historic Preservation Office (SHPO) review, Chatham County Historic Association Review, and stream/wetland impact 401/404 permitting work on this project.
