Chatham Park
Chatham Park is an 8,500-acre master-planned community in Pittsboro, NC. The development began with the acquisition of a 1,500+ acre property initially slated for a large lot golf course community. S&EC delineated the streams and wetlands on this property for the previous owner in the late 1990’s. In 2005, S&EC started working with the developer of Chatham Park to delineate streams and wetlands on this property and on additional adjacent properties that were acquired and later assembled to form what is now Chatham Park. S&EC verified our delineations with the U.S. Army Corps of Engineers (USACE) and obtained required jurisdictional determinations (JD), which were renewed multiple times over the last 20+ years. S&EC provided multiple other environmental services to assist in the approval of the Chatham Park Master Plan to include but not limited to, endangered species surveys, and Pittsboro riparian buffer rule determinations. At the encouragement of the USACE, S&EC assisted the developer in the creation of the Chatham Umbrella Mitigation Bank to identify and protect significant natural resources within and adjacent to Chatham Park to partially offset impacts associated with Chatham Park. Acting as the authorized agent for the Chatham Park developers, S&EC applied for a joint Individual/Standard Permit (IP), application along with the N.C. Department of Transportation (NCDOT), for the North Village and Chatham Park Way portions of Chatham Park located between US-64 Business and 15-501 North. The permit was obtained and S&EC continues to assist the Chatham Park developers in compliance with this permit through construction of the project. This includes associated compliance for the inclusion of the Asteria™ development within a portion of Chatham Park North Village. Asteria™ is a Storyliving by Disney community, currently only one of two in the country.
