Sauls Glen Subdivision

S&EC evaluated the original approximately 128-acre old farm property along Sauls Road in southern Wake County for on-site, individual, subsurface septic system suitability.  The site civil engineer used S&EC’s soils suitability map and report to develop a Concept Subdivision Plan with 79 lots where each individual lot has its own on-site initial and repair septic areas.  As part of Wake County’s subdivision recordation process, S&EC checked each proposed lot for on-site septic suitability prior to subdivision recordation.  The subdivision consists of 3 and 4 bedroom houses.  The bulk of the initial septic systems within the subdivision utilized Infiltrator EZ-Flow drain lines or Infiltrator Quick4 Plus Standard Chambers drain lines.  S&EC worked with the local health department to evaluate the soil/site conditions on each lot, determine the type of septic drain lines to be utilized, and figure out the details of each septic system to assist with the septic permitting phase of work.  After septic permitting had been completed on most of the lots, the tract home builder decided to switch to a hybrid private septic permitting option to reduce regulatory review time for the remaining septic permits left in the subdivision.  The subdivision was recorded in 2022 and the last remaining lot was constructed in early 2024. S&EC also performed a wetland delineation and evaluated riparian buffers for on-site streams, a Phase I Environmental Assessment, and some Phase 2 Environmental Assessment work on this project.
